What to Expect During Your Home Inspection

We know that buying or selling a home can be overwhelming — our job is to make the inspection process one less thing to stress over. At Home & Hearth, our licensed inspectors walk you through every step, explain what we’re seeing, and deliver a clear, easy-to-understand report so you can move forward with confidence.

What We Check During a Standard Home Inspection?
This visual highlights the many systems and components we examine during a standard home inspection. From the roof, attic, and exterior cladding to plumbing, HVAC, electrical, and foundation elements, our inspection covers it all. Each area is assessed for safety, condition, and performance so you can make informed decisions with confidence.

The Home Inspection Process: Step-by-Step

  1. Scheduling
We’ll confirm details like the property address, date of the inspection, and appointment time. Inspections are available 7 days a week.
  2. On-Site Walkthrough
Your inspector reviews all major systems — roof, structure, electrical, HVAC, plumbing, foundation, and more. You’re welcome to attend and ask questions.
  3. Documentation
We take photos, notes, and categorize findings as Routine Maintenance, Monitor, Repair, Major Repair, or Safety Concern.
  4. Summary & Q&A
After the inspection, we’ll walk you through key findings, offer context, and answer any questions before we leave the site.
  5. Digital Report Delivery
Within 24–48 hours, you’ll receive a detailed PDF report via email, complete with photos and clear summaries.

How We Classify Findings

Every home has a few imperfections. Our report breaks down findings into categories to help you focus on what matters most:

  • Monitor – Not a current concern, but worth keeping an eye on
  • Improve – Minor updates that may enhance performance or efficiency
  • Repair – Something that should be fixed, because it could affect function or resale
  • Major Repair – A significant issue that could affect safety or has a significant cost to repair
  • Safety Concern – Hazardous conditions that should be addressed promptly
  • Further Evaluation Needed – Specialized attention from a licensed contractor may be required

Additional Testing Available
