Buying or selling a home comes with a lot of questions — and we’re here to answer them. Below are some of the most common questions we get about home inspections, what to expect, and how the process works.
How soon can I schedule an inspection?
We work 7 days a week and can often schedule within 24–48 hours, depending on location. Contact us today for current availability.
What is your inspection rate, and do you have a job minimum?
Inspection costs start at $425.00 and increase based on the size of the home, your additional testing requests (Radon Gas, Well Flow, Water Quality, etc.). We ensure transparent and fair price quotes tailored to your specific inspection needs.
Do I need to be present for the inspection?
No, you’re not required to be there — but most clients prefer to be. Seeing things firsthand makes the report easier to understand, and you’ll have the chance to ask questions in real time.
What if problems are found?
Problems will be found — even in well-maintained homes. No house is perfect. We’ll help you understand which issues are urgent, which can wait, and when to consult a contractor for repair costs. Your real estate agent can also help guide your next steps.
What does the report include?
Your report includes detailed notes of what we find and photos to help illustrate the problem. It’s organized by category — Roofing, Exterior, Garage, Interior, Structure, Electrical, Plumbing, HVAC, Insulation/Ventilation, and Appliances — to make it easy to follow and act on.
Do you inspect new homes?
Yes, and we recommend it. Even in new construction, we often find incomplete work, safety oversights, or materials that weren’t installed correctly.
Will you make repairs?
No. As licensed inspectors, we don’t perform repairs — that ensures there’s no conflict of interest. We encourage you to contact licensed contractors for estimates so you understand how potential repairs may impact your budget.
How long does the inspection take?
Most inspections take less than three hours, but it depends on the size and condition of the home. Larger homes or properties with multiple systems may take a bit longer.
How do I get the inspection report?
We’ll email your full report the next day. If email isn’t available, we’re happy to work with you to make other delivery arrangements.
Can I ask questions during the inspection?
Absolutely. We welcome questions before, during, and even after your inspection. We want you to feel informed, comfortable, and confident in understanding your home.
What’s the benefit of hiring a home inspector before selling?
A pre-sale inspection helps you prepare. You can address repairs ahead of listing and avoid surprises during negotiation. It also gives your real estate agent a head start on pricing the home accurately and responding to any buyer concerns.
Do you offer radon or water testing?
Yes. We provide certified radon testing, well flow tests, and full water quality analysis using state-approved labs.
Do you inspect wells and septic systems?
We test well flow and water quality. For septic systems, a licensed Title V specialist is required. We’re happy to recommend one if needed.
Are pest inspections included?
Yes. Our standard inspection includes a visual check for wood-destroying insects like termites and carpenter ants. We also look for sign for other common rodents or pests that may have entered the home. We also offer standalone pest inspections and provide NPMA-33 reports when required by lenders.
